Multifamily & Land Investment FAQs
Click on any listing to view the property details page, then click "Download OM" to access the full offering memorandum. Some properties require a signed NDA before OM release; contact our team directly at (818) 212-2808 or use the contact form on the listing page.
These are our publicly marketed listings. We often have additional off-market and pre-market opportunities that are not advertised online. Contact us to discuss your specific investment criteria and we can alert you to properties that match before they hit the open market.
Common financing options include conventional bank loans (65-75% LTV), agency debt (Fannie Mae/Freddie Mac for 5+ units), bridge loans for value-add acquisitions, and SBA loans for owner-occupant scenarios. Interest rates and terms vary by property size, condition, and borrower qualifications. We work closely with Marcus & Millichap Capital Corporation (MMCC) to help buyers secure competitive financing.
In the current LA market, price per unit ranges from $150,000 to $500,000+ depending on location, building class, unit size, and rent control status. Stabilized properties in the San Fernando Valley typically trade between $200,000 and $350,000 per unit, while Westside properties command $350,000 to $500,000+. The LAAA Team tracks price-per-unit trends across 495+ closed transactions to help buyers identify value.
Key metrics for evaluating an LA apartment building include cap rate (current market: 4.0-6.5%), gross rent multiplier (GRM), price per unit, and operating expense ratio (typically 35-55% of effective gross income). Smart investors also analyze rent upside potential through vacancy decontrol, deferred maintenance costs, and whether the building is subject to RSO or AB 1482 rent protections. Contact our team for a complimentary investment analysis on any listed property.
RSO (Rent Stabilization Ordinance) applies to residential rental buildings in the City of Los Angeles with 2+ units built before October 1, 1978. RSO limits annual rent increases to roughly 3-4% but allows landlords to reset rents to market rate when a unit is voluntarily vacated under Costa-Hawkins vacancy decontrol. For investors, RSO buildings often represent value-add opportunities because below-market rents create upside through natural tenant turnover.
Operating expenses for Los Angeles apartment buildings typically run 35-55% of effective gross income. Major categories include property taxes (approximately 1.25% of assessed value), insurance, property management (4% of gross scheduled rent), water and sewer, trash, repairs and maintenance, and common area utilities. The LAAA Team benchmarks expenses against 495+ closed transactions to identify above-market costs and value-add opportunities.
Common multifamily zones in LA include R3 (medium density), R4 (high density), R5 (high density), C2 (commercial with residential), and various specific plan zones. Many sites also qualify for density bonus incentives under California law, which can increase allowable units by 50-80% in exchange for including affordable housing units.
California's Density Bonus Law (Gov. Code Section 65915) allows developers to build more units than zoning normally permits in exchange for setting aside a percentage of units as affordable housing. In Los Angeles, combined with local incentives, developers can often achieve 50-80% more units than base zoning allows, plus receive concessions on parking, setbacks, and height limits.
The entitlement timeline in Los Angeles varies significantly. By-right projects (those conforming to existing zoning) can obtain permits in 6-12 months. Projects requiring discretionary approvals, zone changes, or environmental review can take 18-36 months or longer. Streamlined processes exist for affordable housing and Transit Oriented Communities (TOC) projects.
Development land in LA is typically valued using residual land analysis: the projected completed value of the development minus total construction costs, developer profit margin, and soft costs. Key factors include zoning density (base units versus density bonus units), entitled versus unentitled status, lot size, frontage, and proximity to transit. TOC-eligible sites near Metro stations often command premium pricing due to increased allowable density.
