How Our Valuation Process Works
A free, confidential Broker Opinion of Value based on real LA multifamily transaction data, not algorithms.
Property Tour & Goals Conversation
A 30 to 60 minute on-site walk-through. We discuss your current situation, hold period, partnership considerations, 1031 exchange interest, and what success looks like for you.
Income & Expense Analysis
We review your current rent roll, trailing 12-month operating statement, lease terms, and CAM history. Our underwriting uses LAAA's expense benchmarks from 495+ closed transactions, not generic ratios.
Comparable Sales & Market Positioning
We pull recent closed sales, active listings, and current escrows from CoStar, MLS, our internal database, and direct buyer relationships. Comps are adjusted for unit mix, building age, vintage, rent control status, and condition.
Valuation Report Delivery
You receive a written report covering: pricing range with confidence interval, comparable sales detail, expected days on market, recommended marketing strategy, ULA exposure, and 1031 exchange options if applicable. Delivered in 5-7 business days.
Strategic Options Review
We walk through your options: sell now, prepare for sale, hold and refinance, partial portfolio disposition, or 1031 exchange into different asset classes. No pressure, no obligation. Many owners use a BOV to evaluate refinancing or estate planning, not to sell.
What We Analyze in Every Valuation
Ten LA-specific factors that drive apartment building values, benchmarked against 495+ closed transactions.
Net Operating Income
Gross scheduled rent, vacancy and credit loss, operating expenses by line item benchmarked against our closed transaction database.
Cap Rate & GRM
Submarket-specific cap rate ranges and gross rent multipliers, adjusted for property type, vintage, and rent-control status.
Rent Roll Quality
In-place rents versus market, lease expiration patterns, Section 8 / RSO exposure, and the value of below-market upside.
Submarket & Comparable Sales
Closed sales within the past 12 to 24 months, active listings, and current escrows in your specific neighborhood.
Rent Control Status
LA RSO, RSTPO, AB 1482, and Costa-Hawkins decontrol implications quantified into pricing.
ULA Tax Exposure
Measure ULA impact on net proceeds, including threshold-aware pricing. ULA is a transfer tax and is not deferred by a 1031 exchange.
Capital Needs & Deferred Maintenance
Soft-story retrofit (LADBS 183893), seismic, roof, plumbing, electrical, and the buyer's perceived cost basis.
Zoning & Density Bonus Upside
TOC tier qualification, R3/R4 density bonus eligibility, AB 2097 parking relief, and any redevelopment value.
Buyer Pool Depth
Likely buyer profile (local investor, exchange buyer, value-add operator), and how that affects pricing and terms.
Days on Market Forecast
Based on our 34-day median time to accepted offer on apartments and 38% of apartments selling within 30 days.

Glen Scher and Filip Niculete lead LA's most active multifamily investment sales team at Marcus & Millichap. Our valuations are not algorithmic estimates or comp-sweep printouts. Every BOV is prepared individually by senior agents who close apartment building deals every month across LA County. That means our pricing recommendations reflect what buyers will actually pay today, not 90-day-old data.
Apartment Building Valuation FAQs
Apartment building values in Los Angeles are driven by Net Operating Income (NOI), prevailing cap rates for the submarket, unit count and mix, rent-control status, building condition, and value-add upside through vacancy decontrol. In 2026, LA apartments typically trade between 4.0% and 6.5% cap rates, with price-per-unit ranging from $150,000 in secondary submarkets to $500,000+ in prime Westside locations. The LAAA Team provides a complimentary Broker Opinion of Value (BOV) based on 495+ closed transactions and live market data. Call (818) 212-2808 for a confidential valuation.
A Broker Opinion of Value (BOV) is a written valuation prepared by a licensed real estate broker using comparable sales, the income approach, and current market positioning to estimate likely market value. A BOV is faster, free, and used for strategic decisions like understanding equity position or planning a 1031 exchange. A formal appraisal is a regulated valuation product (USPAP-compliant) used for lending, divorce, estate, or litigation. For most LA apartment owners exploring a sale, a BOV is the right starting point. The LAAA Team delivers BOVs in 5-7 business days at no cost.
Most LAAA Team BOVs are delivered within 5-7 business days from our initial meeting. The process: (1) a 30 to 60 minute property tour and conversation about your goals, (2) review of your current rent roll and trailing 12-month operating statement, (3) comparable sales analysis pulled from CoStar, MLS, and our internal database of closed transactions, and (4) delivery of a written valuation report with a recommended pricing range and strategic options. There is no cost and no obligation.
The most useful documents are your current rent roll (unit-by-unit rents and lease dates) and a trailing 12-month operating statement or profit and loss. If those are not available, we can work from property tax records, public market data, and a property tour. A property address, unit count, and approximate square footage is enough to start the conversation. We treat all information as strictly confidential. No documents are required to schedule an initial call.
Los Angeles RSO (Rent Stabilization Ordinance) applies to buildings with 2+ units built before October 1, 1978 in the City of LA. Properties in unincorporated Los Angeles County fall under the County's Rent Stabilization and Tenant Protections Ordinance (RSTPO), and several cities, including Santa Monica, West Hollywood, and Pasadena, have their own local ordinances. California AB 1482 caps annual rent increases statewide at 5% plus regional CPI (capped at 10%) for most buildings 15+ years old. Rent-controlled buildings with below-market rents often trade at lower cap rates because buyers price in the upside through vacancy decontrol under Costa-Hawkins. The LAAA Team works in RSO product week in and week out and quantifies the value of below-market rent rolls precisely.
The Measure ULA transfer tax imposes a 4% tax on City of Los Angeles property sales between $5.4M and $10.9M, and 5.5% on sales at or above $10.9M (thresholds CPI-indexed annually from the original $5M and $10M). This is layered on top of the standard documentary transfer tax of $5.60 per $1,000 in the City of LA ($1.10 county plus $4.50 city). For sellers in the City of LA, ULA materially impacts net proceeds and pricing strategy. ULA is a transfer tax due at closing, so a 1031 exchange does not defer it and an exchanging seller still owes it, though the capital gains, depreciation recapture, and NIIT that a 1031 does defer are typically several times larger. Where exposure can genuinely be reduced is pricing around the CPI-indexed thresholds, since the tax applies to the entire sale price rather than only the amount above the threshold. The LAAA Team models ULA impact into every valuation for City of LA properties.
Yes. We regularly perform portfolio-level valuations for owners with two or more apartment buildings, family offices, estates, and partnerships planning dispositions. Portfolio valuations consider individual property values, optimal sale sequencing, tax exposure, 1031 exchange logistics, and any partnership or entity-level considerations. Contact Glen Scher or Filip Niculete to discuss a portfolio analysis.
Yes. All valuation conversations and documents are strictly confidential. We do not contact tenants, neighbors, or other parties. We do not list your property without your explicit instruction. Many owners use a BOV simply to understand their equity position or evaluate a refinance, not to sell. Confidentiality is the default and we sign NDAs on request.
