As listing brokers, we typically run full, competitive processes. In this case, timing and fit made an off-market strategy the right call. A rare 1031 exchange buyer surfaced—prepared to pay at or above market for new construction in the Valley—so we moved quickly to position our client to capture that outcome.
The assignment came from a long-term client we’ve closed nearly a dozen transactions with. Through our brokerage relationships, the buyer was introduced directly (via Jon Adams at Carolwood). Given our footprint across land/development and brand-new multifamily inventory, we were able to match the parties without a full marketing process.
We negotiated exclusively with this buyer through a series of counters, landing at $5,150,000 with minimal financing—just a $1M loan to satisfy exchange requirements. The buyer removed contingencies per the contract by 7/31/25, providing the seller with clear certainty of execution.
During escrow, our team structured around brush clearance liens, insurance loss runs, and pre-closing tax items, keeping the file on track. After one extension, we closed on 8/29/25 as scheduled.
Motivations:
• Seller: Built in 2021; elected to cash out and focus on single-family development; less interest in operating apartments under current regulations.
• Buyer: 1031 exchange from a NNN sale; first multifamily purchase; targeted Class A, non-RSO, easy-to-manage product in a prime Valley location.
Market Context: In a higher-rate environment, investors continue to pay a premium for stabilized, non-RSO new construction in top Valley submarkets. This result underscores that preference and the pricing power of truly turnkey assets.
Takeaway: We are listing brokers first, and we run broad processes to create competition. Here, being opportunity-focused—and leveraging relationships—allowed our client to capitalize on a unique 1031 profile and achieve record-setting pricing.
